Terms of Service

These Terms of Service ("Terms") govern your use of SAZEE.LK ("SAZEE", "we", "us"), a platform connecting property owners directly with renters and buyers in Sri Lanka. By creating an account or using the platform, you agree to these Terms.

1. What SAZEE Is - and Is Not

SAZEE is a listings marketplace. We provide the platform that connects owners with customers; we are not a party to any tenancy, sale, or agreement formed between an owner and a customer, we are not a real estate agent or broker, and we do not inspect, verify, or guarantee any property listed on the platform.

2. Listing Accuracy Is the Owner's Responsibility

Owners are solely responsible for the accuracy, legality, and completeness of their listings — including price, availability, photos, description, and ownership/authority to list the property. SAZEE moderates listings against the Listing Content Policy before publication, but moderation is not a guarantee of accuracy and does not transfer responsibility to SAZEE.

3. Platform Liability Limits

To the maximum extent permitted by Sri Lankan law, SAZEE is not liable for any loss, damage, or dispute arising from a transaction, communication, or agreement between an owner and a customer, including but not limited to misrepresented listings, failed transactions, or disputes over rent, deposits, or sale terms. Our total liability to any user for any claim arising from use of the platform is limited to the fees you paid to SAZEE in the 3 months preceding the claim.

4. Account Suspension Grounds

An account may be suspended or banned, without prior notice, for:

• Posting fraudulent, duplicate, or misleading listings
• Attempting to circumvent Founding 200 eligibility rules or free-view limits
• Abusive, harassing, or unlawful conduct toward another user
• Providing false identity or contact information at registration
• Any activity that violates these Terms or applicable Sri Lankan law

5. Payments

Listing fees and subscription charges are processed through our payment provider. See the Refund & Cancellation Policy for details on refund eligibility.

6. Changes to These Terms

We may update these Terms from time to time. Continued use of the platform after an update constitutes acceptance of the revised Terms.
