Listing Content Policy

Every new listing enters a Pending status and is reviewed by SAZEE moderators before it becomes publicly searchable. This policy is the standard moderators apply consistently when approving or rejecting a listing.
1. Grounds for Rejection
- Fraudulent property - the property does not exist, is not available, or the poster is not the owner or an authorized representative
- Misleading price - a price that does not reflect the actual asking rent/price, including bait-and-switch listings
- Duplicate listing - the same property already has an active listing (fuzzy-matched by address and owner)
- Prohibited content - listings for anything other than a rentable or saleable residential/commercial property (e.g. no vehicles, services, job ads, or unrelated goods)
- Discriminatory language - listings may not exclude prospective renters/buyers based on ethnicity, religion, gender, disability, or family status
- Missing required information - no address, no usable photos, or a description too vague to identify the property
- Contact information in the listing text - phone numbers or external links placed in the title/description to bypass the contact-gate
2. What Happens on Rejection
The owner receives a notification with the specific rejection reason and may correct the issue and resubmit. Rejected listings are never charged a non-refundable fee if payment had not yet completed; see the Refund & Cancellation Policy for already-paid listings.
3. Reporting a Live Listing
Any user can report a published listing that appears fraudulent, misleading, or otherwise in violation of this policy. Reports route directly into the same moderation queue as new listings and are reviewed by the same standard.
4. Premium Placement
Premium/featured placement is a paid visibility upgrade, not an editorial endorsement - it does not exempt a listing from this policy or from moderation.
